Blackbull Real Estate Investments and Studio Arenna Announce Build-To-Suit Indoor Padel Facility at The Railyard Crossing in North Richland Hills, Texas (DFW Metro)

North Richland Hills, Texas — Blackbull Real Estate Investments (“Blackbull”), in partnership with Studio Arenna, has announced the execution of a lease for an 18,000-square-foot, build-to-suit indoor padel ball complex to be developed at The Railyard Crossing, a new mixed-use development located at 6440 Davis Boulevard in North Richland Hills, Texas.

The state-of-the-art facility will serve as Studio Arenna’s flagship North Texas location and represents one of the first purpose-built indoor padel complexes in the region. Construction is expected to begin in conjunction with the broader development timeline of The Railyard Crossing.

Derek Anthony, Partner at Waypoint Real Estate Advisors, represented Blackbull Real Estate Investments (developer) in the transaction. Connor Land and Brett Carlton of Stream Realty Partners represented Studio Arenna (tenant).

Padel, a fast-growing racquet sport that blends elements of tennis and squash, has rapidly gained popularity due to its social nature, accessibility, and strong community appeal. Studio Arenna is capitalizing on this momentum with a strategic expansion plan that includes new locations in North Richland Hills and the Austin metropolitan area within the next year.

Rick Figueroa, the owner and developer says, “Activating the development with a unique experiential amenity — A padel and wellness destination brings a non-traditional use that drives foot traffic, increases dwell time, and differentiates the project from typical retail/office buildings. Recreational and social spaces help build a sense of place and community, making mixed-use developments more attractive places to live, work, and socialize. Having an anchor or notable concept helps attract additional tenants (e.g., restaurants, fitness, boutique retail) because it increases overall visitation and visibility for the center.”
Craig Hulse, the city of North Richland Hills’ Economic Development Director says, “being centrally located between DFW Airport and Downtown Fort Worth in the heart of affluent Northeast Tarrant County, North Richland Hills has become a magnet for recreational activities.
